Step 1 - Getting Started
We begin with a conversation and a walkthrough. We’ll talk about your goals, timing, and what a successful sale means to you. From there, we formalize our partnership with a listing agreement so I can start working on your behalf, and we line up key players like a stager early so there’s a plan—not guesswork.
Step 2 - Walkthrough, Estimates & Aligned Plan
Next, we bring in trusted tradespeople (as needed) to walk the property and provide estimates: paint, landscaping, repairs, lighting, flooring—whatever may move the needle. Together we review bids against your goals, budget, and timeline to decide what’s worth doing and what’s not. This step ensures every dollar and every effort is intentional and tied to your return.
Step 3 - Scheduling Work & Preparing for Move-Out
Once the plan is set, I coordinate the schedule so work happens in a thoughtful, efficient order. While I’m managing vendors and timelines, you can focus on your move-out and personal packing. You’ll always know what’s happening next and why—it’s a guided process, not a fire drill.
Step 4 - Transformation Phase: Work, Clean, Stage, Photography
This is where the property truly takes shape. Trades complete their work, the home is deep-cleaned, professionally staged, and photographed. I oversee the details to ensure the home feels inviting, polished, and market-ready. The goal: a curated first impression that stands out online and in person, and reflects the true value of your asset.
Step 5 - On the Market: Launch, Open Houses & Broker Tours
With everything dialed in, we go live. Your listing is syndicated across major platforms, marketed to targeted buyers and agents, and showcased through open houses and broker tours. I track activity and feedback in real time so we can stay responsive to the market while you stay informed and confident.
Step 6 - Offers, Strategy & Negotiation
Based on traffic and interest, we determine the right offer timeline—sometimes setting a date, sometimes remaining flexible. When offers come in, I help you evaluate more than just the number: financing strength, contingencies, timing, and overall risk. My job here is to negotiate strategically, advocate for your interests, and secure the best combination of price and terms.
Step 7 - Closing: Details, Protection & Secure Finish
Once you’re in contract, I stay closely involved with the title and escrow teams, tracking each milestone through inspections, appraisals, loan docs, and final signing. I’m there to flag issues early, push for smooth solutions, and make sure your proceeds are handled correctly so your equity lands safely where it belongs—your account, your next chapter.
